Reblocking & Restumping
Reblocking — or restumping, as most Victorians call it — is replacing the stumps a timber-floored house sits on and bringing the floor back to level. Across Geelong, thousands of weatherboard and brick-veneer homes built from the 1920s to the 1970s still stand on their original red gum or timber stumps, and after fifty-plus years in the ground many of them have rotted, sunk or shifted. When that happens the floors slope, doors stick and cracks open in the walls. Reblocking fixes the cause, not just the symptoms.
House Re-levelling
Not every out-of-level house needs new stumps. Sometimes the stumps are sound but the packing on top of them has crushed, rotted or slipped, or the house has settled unevenly after a run of wet and dry seasons. In that case the fix is re-levelling: lifting the low sections, re-packing between the stumps and the bearers, and bringing the floor back to level — often for a fraction of the cost of a reblock.
Subfloor & Bearer Repairs
The stumps get most of the attention, but they're only half of what holds a timber floor up. Sitting on top of them are the bearers, and on top of those the joists that carry the floorboards. When bearers or joists rot, split or get attacked by borers or termites, floors sag and bounce even on brand-new stumps. Subfloor repairs replace the damaged framing and fix the conditions that caused it.
Underpinning
Stumps aren't the only foundations that fail. Double-brick homes, brick-veneer houses on strip footings, and homes on concrete slabs can all settle when the ground underneath them moves or softens. The result is stepped cracks in the brickwork, doors and windows out of square, and sections of the house dropping. Underpinning strengthens or deepens the footings so the structure is carried by firmer ground.
Stump & Subfloor Inspections
Before anyone quotes a reblock, someone needs to go under the house. A stump and subfloor inspection tells you what condition the stumps, bearers and joists are in, how far out of level the floor is and what — if anything — actually needs doing. It's useful if you've noticed sloping floors or sticking doors, and it's especially useful before buying an older Geelong home.
